Paver Sealing and Restoration for Pembroke Pines Homes

Brick paver driveways, walkways, patios, and pool decks are exposed to South Florida rain, sun, irrigation overspray, vehicle traffic, and recurring organic buildup. Over time, the surface can lose color, joints can become low, and a previous coating may begin to look cloudy or uneven.

Common paver conditions we evaluate

  • Joint sand loss: Low or washed-out joints can leave room for movement, debris, and weed growth.
  • Irrigation rust: Iron-bearing sprinkler water can leave orange staining that may require separate treatment.
  • Cloudy or peeling sealer: A failed previous coating must be identified before another product is applied.
  • Organic buildup: Shade, moisture, and debris can contribute to recurring algae and mildew on the surface and in joints.

Nevins Services evaluates the paver or stone material, existing coating, joint condition, drainage, surrounding property, and desired finish before recommending a scope. Depending on the project, that may include cleaning, specialty stain treatment, joint-sand replacement, failed-sealer removal, and a compatible sealer system.

Our Paver Restoration Capabilities in Pembroke Pines

Each project is planned around the surface material, previous coating, joint condition, drainage, access, and the finish the homeowner wants.

Brick Paver Driveway Sealing

We evaluate staining, joint loss, previous coatings, and traffic patterns before cleaning and re-sanding. Oil, irrigation rust, and other specialty stains are assessed separately because the achievable result depends on the stain and paver condition.

Pool Deck & Patio Sealing

Concrete pavers and natural stone do not always use the same sealer. We identify the material, clean it with a suitable method, address the joints when applicable, and discuss a compatible finish based on appearance, exposure, and intended use.

Stripping & Haze Remediation

Clouding, peeling, uneven sheen, or trapped moisture can indicate a failed or incompatible previous coating. We inspect the existing product and test the surface before recommending stripping or another corrective process. Some failures require more than one treatment.

Paver Maintenance for Pembroke Pines HOA Communities

Many Pembroke Pines communities have appearance and contractor-access procedures. Requirements differ by association, so homeowners should confirm any finish restrictions or approval steps with their property manager before work is scheduled.

  1. Community Appearance Requirements

Homes in Pembroke Falls, SilverLakes, Chapel Trail, Grand Palms, and Towngate may receive maintenance notices when weeds, joint loss, or organic staining becomes visible. We can provide a written scope, proof of insurance, and before-and-after photographs when requested.

  2. Irrigation Rust & Specialty Stains

Properties in Spring Valley, Walnut Creek, Pasadena Estates, and other neighborhoods may develop orange staining from irrigation overspray. Rust and oil treatments are evaluated separately because results depend on the paver material, stain age, previous products, and whether the source continues.

  3. Gate Access & Service Documentation

Nevins Services is fully insured. Certificates of insurance, W-9 forms, written service documentation, and scheduling information are available when a community or property manager requests them.

Joint-material note: ASTM C144 joint sand is commonly used for paver sealing projects, while polymeric sand may be appropriate in certain applications. Once the selected sealer has cured, it can help stabilize the joint material and reduce routine washout, but no system permanently prevents movement, erosion, or weed growth.

Our Four-Stage Paver Sealing Process

The sequence is adjusted for the paver or stone material, previous coating, stains, joint condition, drainage, weather, and selected finish.

  1. 1. Cleaning & Preparation

We clean the surface using equipment appropriate for the material and condition. Loose debris, organic buildup, and deteriorated joint material are removed as required, while specialty stains and failed coatings are addressed according to the approved scope.

  2. 2. Treatment & Drying

A surface-appropriate cleaning treatment is used when organic growth remains. After rinsing, the installation is allowed to dry for the selected sealer, and application timing is adjusted for weather and site conditions.

  3. 3. Joint Sand Replacement

Joint material is selected for the installation and filled to an appropriate level. ASTM C144 joint sand is common for sealer-stabilized projects, while polymeric sand may be used in certain applications.

  4. 4. Sealer Application

A compatible sealer and finish are applied according to the product, material, surface condition, and weather. Depending on the project, options may include two-part water-based urethane or an impregnating sealer for suitable natural stone.

We had a wonderful experience!!! We thought we were going to spend thousands replacing all of our pavers, they were close to 30 years old and brought down the entire aesthetic of our home! Preston walked us through how cleaning, sanding and sealing our pavers would really make a difference. They came out better than we imagined, they look almost brand new. It definitely will give us at least 5 more years and make our home sparkle. We will definitely use them in the future !!!!

Pembroke Pines Paver Sealing FAQs

Practical answers about joint material, finish selection, coating problems, and maintenance timing.

Why do weeds and organic growth return in paver joints?

Paver joints collect moisture, debris, and airborne seeds, especially in shaded or damp areas. Cleaning, replacing low joint material, and applying a compatible sealer can reduce the conditions that support weeds and organic growth, but no paver system permanently eliminates future growth.

Which sealer finish is best for an HOA community?

HOA requirements vary by community, so confirm any finish restrictions with your association or property manager before scheduling. Depending on the paver or stone material and selected product, available options may include matte, semi-gloss, or gloss finishes.

What causes pavers to turn cloudy or white after sealing?

Cloudy or white areas can result from trapped moisture, an incompatible product, overapplication, recoating an existing sealer, or unsuitable weather during application. The surface and previous coating should be inspected first; failed sealer may require stripping, and complete correction cannot be guaranteed before evaluation.

How often should pavers be resealed in South Florida?

There is no single interval for every property. Product type, paver or stone material, vehicle or foot traffic, sun exposure, pool chemicals, drainage, and maintenance all affect how the coating wears. An inspection is more reliable than using a fixed schedule.
