Before and after: the home’s original 2003 concrete tile roof.
I completed this soft wash roof cleaning at a home in Pembroke Falls, Pembroke Pines. The concrete tile roof is original to the house, which was built in 2003.
Dark streaks and uneven staining had changed the appearance of the tile across several roof sections. The aerial before-and-after photographs show the difference that cleaning made to this existing roof, from the slopes above the front entry and garage to the larger sections toward the back of the home.
Cleaning an Original Concrete Tile Roof From 2003

This roof has been part of the home for more than two decades. Its age is an important detail in the project’s history, alongside the concrete tile material and the visible condition of the surface.
The roof also has several intersecting slopes, ridges, and valleys. From ground level, only part of that surface is visible at once. The aerial photographs give a much fuller view of the roof and help document the appearance of the original tile before and after the work.
For a roof like this, the cleaning approach needs to account for the material, visible condition, roof access, and surrounding property. This project was completed using a low-pressure soft wash treatment.
Dark Streaking and Uneven Roof Staining

The before photos show pronounced dark lines across the front-facing tile, including the section above the garage. Other areas had a more uneven, gray appearance, with lighter and darker sections visible across the roof.
Algae and mildew can develop on concrete tile roofs where moisture and accumulated surface debris create suitable conditions. Sun exposure, surrounding trees, and other environmental factors can influence that growth. A roof can gradually appear much darker as staining develops over the exposed surface.
For this home, the photographs record the visible staining and the cleaning result. The front and overhead comparisons are particularly useful for seeing how the appearance changed across individual roof sections.
Low-Pressure Soft Washing and Planning Around the Property
I used a low-pressure soft wash process to treat the dark staining and organic buildup on the concrete tile. In this type of cleaning, the roof-cleaning solution treats the buildup on the surface, with application at low pressure.
The method has to suit the roof being cleaned. The tile material, surface condition, and layout all matter when planning the treatment. You can read more about the service on our Pembroke Pines roof cleaning page.
The surrounding property matters, too. These photos show mature palms, landscaped planting beds, and a pool behind the home. Those features need to be considered when planning access, application, and management of roof runoff.
My approach to roof cleaning includes planning for nearby landscaping and exterior surfaces, with fresh-water rinsing and neutralizer used as needed. The work involves attention to the property around the roof as well as the tile being cleaned.
What the Before-and-After Photos Show
After cleaning, the lighter tan and beige tones of the tile are much more visible. The dark streaking that dominated the front slopes has been removed, and the finished roof has a more consistent appearance across the photographed sections.
The three sets of aerial views each show a different part of the result:
- Front view: Shows the roof above the entry and garage, where the dark streaking was especially noticeable before cleaning.

- Angled view: Shows the longer side slope and how the cleaned tile looks across a broad section of the roof.
- Overhead view: Shows the intersecting roof sections together and provides a wider comparison of the before-and-after appearance.

Together, these views document the cleaning across the roof and show how much of the lighter tile had been obscured by the staining.
